Planned preventative maintenance in Hull
The NHS in Hull wanted assurance that all of its existing and new estates were legally compliant and safe, and there was a set plan in place to make sure they were well maintained. There were record keeping and compliance concerns, as well as a backlog of maintenance from a previous contractor, which meant not fit for purpose premises.
Sewell Facilities Management put a programme of planned preventative maintenance in place, including strategic checks, equipment monitoring and a plan of how that was going to be delivered. This aimed to improve services, create a more sustainable and compliant estate, deliver high standards and be responsive.
The solution resulted in 100% of planned preventative maintenance tasks completed during 2015. Reports were produced on a monthly basis to ensure the landlord and NHS Property Services had reassurance over every aspect of the work, which enabled them to report it back to higher bodies.
As well as leaving a job trail and track record, it also included:
- A service package for the new 12 buildings
- 24/7/365 helpdesk
- Hard FM services, such as mechanical and electrical maintenance, and fire alarm maintenance
- Energy procurement and management
- Reactive, planned and statutory maintenance
- Lifecycle renewal programme
- Window cleaning.
For the retained estate, the helpdesk, hard FM services, reactive and planned statutory maintenance and window cleaning was put in place.
"In Hull, before Sewell FM took over the management of the estate, we had some concerns regarding the previous contractor's record keeping and a lack of assurance of compliance. I now have the assurances I need that all sites are safe for our staff and patients and a partner, who understands and proactively manages the estate to ensure value for money. "
